friendly atmosphere and has shot to the top of developers' best-places-to-build list. It is being revitalized with new construction and development activity, particularly in the downtown River District.

Downtown Fort Myers consists of 540 acres and includes a central business district surrounded by commercial and residential neighborhoods. The area is on the cusp of an influx of new residents into high-rise condominiums and mixed-use development is now under construction. These new residents will provide a backbone of sustainable growth, ushering in the city's rebirth and transformation of the downtown area into a thriving urban center of activity.

The City of Fort Myers is investing millions in park-like, pedestrian-friendly streetscapes. Exciting new restaurants and cultural venues are opening. And international investors are finishing up renovation of every available, qualifying building in the Downtown Historic District.

‘The City has created generous developer incentives to help in the revitalization of the area and the State of Florida has designated 10 square miles in Central and East Fort Myers as an Enterprise Zone, targeted for economic revitalization. Businesses that create new jobs are eligible for sales tax credits and refunds, as well as state corporate income tax credits.

Beau Rivage 

The 22-story Beau Rivage luxury residential tower in Fort Myers stands heads above the rest for reasons beyond its 280' profile. Every unit has unobstructed views of the shimmering Caloosahatchee River. Boats, birds and wildlife attracted to this one mile-wide river paint eye-catching panoramas by day. Antiqued downtown lampposts and neighboring homes across the water add to the charm of moonlit panoramas.

Cosmopolitan Resort & Casino

This stunning, 25-story mixed-use hotel and residential luxury high-rise features 70 condo units and 300 hotel units and is located at 2543 First Street in Fort Myers. Amenities include high-speed elevator, gourmet dining on premises, 24-hour concierge, and valet services.

Cypress Club

A luxury high-rise located directly on the Caloosahatchee River in downtown Fort Myers at 2026 Clifford Street. The twin towers design will be the ultimate in waterfront living downtown. They contain 292 condo units, incorporating an exciting, new version of "Old Florida" on the rise. Among the amenities are a beautiful boardwalk for an early morning or sunset stroll, boat dockage, a 30-seat theater, and a large fitness center.

First Street Village

Commercial growth has already begun and will be the catalyst to entice new residents. A new Publix Supermarket is under development at First Street Village and will be completed Fall 2007. It will attract new residents with close proximity to the amenities needed for everyday life. These new residents will need a whole range of services not yet in place, creating a tremendous opportunity for commercial and retail development. Mixed-use projects will allow both the residential and commercial components to come together as one.

Oasis

Oasis is the largest new development in downtown’s revitalization effort. It will offer a private resort lifestyle, where people can live, work and play in a private luxurious enclave in close proximity to downtown’s cultural activities and nightlife. Oasis will be set on 17 lushly landscaped, prime acres in a gated, private tropical paradise with direct deepwater access to the Caloosahatchee River and the Gulf of Mexico.
