Who Pays the Sales Commissions?

Buyer Brokers usually split the MLS listing agent’s commission, normally resulting in no additional fees as a result of your independent representation. The Good Faith Estimate of Closing Costs typically puts the broker sales commissions in the Seller's column. However, in reality, the Buyer is ultimately paying the commissions, as this cost has essentially been rolled into the purchase price of the property.
 
There may be other unusual situations where no commission is already included. However, in that event, our fee arrangements will be thoroughly discussed and agreed upon in advance. For instance, it's particularly important when third-party financing is being used that the commission be included in the purchase price for financing purposes, so the Buyer need not pay additional funds at closing.

Who’s Being Represented?

Your key consideration should be whether or not you are getting true representation for the price paid. As a Buyer, you are NOT getting complete representation unless you are working with your own Buyer Broker.
