Single Agency
Single Agents are required to obtain the most favorable price and terms for their clients and never advantage the agent’s or any other person’s interest at the expense of their clients. They may represent either the Buyer or the Seller, but not both at the same time in the same transaction. This is a fiduciary relationship, one of trust and confidence that exists between the licensee (as Agent) and the Buyer or the Seller (as Principal). These fiduciary obligations are what truly protect every client.
Single Agencies usually specialize as either a Buyer or Seller Agency. They will show you more properties, including For Sale by Owner properties (FSBO’s), bank foreclosures, HUD and VA listings, and unlisted properties. They tend to be small, independent organizations with an exceptional commitment to zero conflict of interest and an obsessive commitment to customer service. These firms typically consider all clients as permanent clients. Single Agencies are the best of all worlds from the client’s perspective, as they will continue to serve their previous clients in subsequent Buyer or Seller transactions.
