Protecting our Clients' Interests

Buyer Brokers Represent Only the Buyer

Single Agents protect Buyers and
 Sellers better and improve results

Whether we help you buy or sell your home, Omega Realty acts as a Single Agent. As a Single Agency, full service Realtor® firm, Omega Realty serves only one “master” at a time in real estate transactions—either the Buyer or the Seller.

How real estate agents and brokers represent clients has changed over the years. The definitions and level of fiduciary responsibilities that each carry can be confusing. However, understanding the distinctions can help you make a better choice that will protect your rights and privacy.

TYPES OF AGENCY

Free Info PacketWhile specific laws vary from state to state, generally there are four main types of agency representation in real estate transactions:

Single Agents are required to be loyal to their clients and exercise their duties in such a manner as to not profit themselves or anyone else at the expense of their client. MORE INFORMATION

Transactional Brokers must deal honestly and fairly, but are not bound by the same loyalty and confidentiality standards that the Single Agent must uphold. MORE INFORMATION…

No Brokerage Relationship means that the agent does not represent you in the transaction. MORE INFORMATION…

Omega Realty is a Single Agency real estate brokerage firm located in Cape Coral, FL since 1989. We offer a full range of representation, specialization and expertise. We negotiate price, terms and conditions most favorable for the client. We are passionate about our community and our clients' interests, while improving their position in the transaction.

We specialize as Buyer Agents, cultivate close bonds with our clients and consider them permanent clients. Because we are principally a Buyer Agency, our typical clients are initially Buyer clients who, at some later time, may become Seller clients. In this case, we represent these Seller clients and fully protect their interests and information. However, we never represent both Buyer and Seller in the same transaction.

Calling selling brokers from yard signs can create a serious disadvantage to a potential Buyer. It's a smart move to talk to a Buyer or Single Agency firm first who will protect your rights!
